If you’re buying a home, it’s highly recommended that you have a survey done before you enter into a contract.  A survey can potentially save you money.  If there are problems, you may wish to renegotiate the sale price to take into account repairs, or you may decide not to proceed.

Buying a Home

Our reports are written in plain English.  We use a traffic light system to clearly signpost the particular highlights, defects, and risks you should consider, before purchase.

RICS Home Survey Level 3 (Equivalent) – For larger, older, or historic properties, or if you are planning major works, this comprehensive bespoke report gives in depth analysis and advice.

RICS Home Survey Level 2 (without valuation) – For properties in reasonable condition built within the last 50 years that have not been changed or altered significantly.

Selling a Home

Pre-sale survey reports provide an objective view on the condition of your home that can provide insight from a purchaser’s perspective. These reports can:

• Highlight underlying defects that may delay the sale or cause significant renegotiations.

• Help identify the correct documentation needed to support the sale, e.g., compliance documentation, services tests, guarantees and warranties, etc.

• Provide advice on repairs and maintenance that could facilitate the sale.
